This apartment is awesome! It is everything I was looking for. There is tons of shopping and countless restaurants within walking distance. The building is quiet, and the Super, Reggie, is very friendly. A few small cons are: having only one subway line nearby (The R line is on the same block, but it can be a pain at night) and being 45 minutes from midtown.
I lived in a studio apartment here for a year, and then moved upstairs to a two bedroom apartment. The landlord is super nice, the building isn't modern by any means, but it's kept pretty clean. I'm also not sure if this is really allowed, but I can go on the roof and chill on nice days. This is a total plus!
The UES is also really nice and safe. The tourists stick to 5th Ave if they come up here, so it's has a nice community/neighborhood feel to it. I'm also a huge fan of the bar called East End. It's a block away and the bartenders are great.
The buildings are old, and although they've done some remodeling, problems such as leaks, thin walls and ceilings are still a problem. On a more positive side, the apartments are spacious for NYC standards and kitchen appliances are nice and modern. Street parking is also easy to find.
I just recently moved here. The building is brand new; I'm the first tenant to live in the building. So far I'm pretty satisfied with the place. The only downfall is it's located closer to 10th Avenue, so there isn't too much within the area. Call me spoiled, but walking more than five blocks to go to a bar in NYC is a bit ridiculous. Other than that, the place is very accommodating, clean and the staff is nice. They even have a free shuttle service on week day mornings to take tenants across town to Grand Central.
As you can see, I wouldn’t really recommend this place. The area is really noisy and other than affordable rent, there aren’t many pros to living here.
Keep in mind this apartment is located above a bar. If you don’t mind drunk people hanging around the entrance of the doorway, it’s not a horrible place to live. I actually find safety knowing there’s a doorman/bouncer at Mercury Bar watching the area every night.
That aside, there’s definitely some great restaurants nearby and three grocery stores within a few blocks radius. You really can’t beat the location.
This is the worst apartment building I have ever lived in and I have been living in NYC for over 15 years. The building is infested with roaches and the hallways are disgusting (someone dropped potting soil in the entrance way and it sat there for a week before anyone cleaned it up). There is also a problem with not having enough hot water in the building. The landlord and the supper are almost nonexistent and take days to get back to you when you call them. DON’T EVEN THINK OF RENTING AN APARTMENT IN THIS BUILDING YOU WOULD BE BETTER OFF LIVING IN A SHELTER!
This is a two family home owned by an elderly woman and her son. It is in need of some renovations to the wood floors and windows.
There are a number of super Markets in the surrounding area which cater to different ethnic cuisines from Asian to Spanish.
The neighborhood has a number of public schools and catholic schools.
Recently the neighborhood has been hit by a much publicized spree of sex assaults.
I have been living here for the last 3 years and very happy with it.
Apartment is centrally located. Transportation is a plus.
I enjoyed living here. The building was well-maintained for NYC standards and for living on the first floor, I only saw maybe four bugs throughout the year. The place was also very quiet, because the back of the building faced and an alley. My only complaints are the landlord who lives on the premise is sort of a horn-dog, he's super lazy and complains about being sick all the time. I had a reoccurring leak in my ceiling and it never got repaired. His idea of repairing it was slapping more plaster on the leak so the ceiling would hold up for a few weeks and then there would be a leak again. It was quite annoying. He would also tell me he's coming by to fix something and never show up and then a few days later tell me he was sick. This is understandable once in a while, but it got annoying after the first five times and so did the leak in the ceiling.
The actual apartment my friend and I lived in was okay, but my room faced 95th street and it was very noisy at night (even with an AC on). The building was also pretty well-maintained. The landlord cleaned frequently and I saw him regularly. What I hated about this place was my invasion of privacy. On six different occasions, the property management company arranged to have work done to the apartment and would not notify us when people were coming to the apartment. Imagine waking up in the morning and finding two guys in your living room changing a light while you're wearing hardly anything. Another time, I came home to two guys fixing the sink. I understand if it's an emergency situation, but it never was, nor did my roommate or I ever request anything to be fixed. Every time I'd find an unexpected guest, I'd call the management company, but they were unapologetic. Looking back, I should have taken legal action.
I lived here two years ago, so I'm not sure how much has changed since then. Overall, my experience here was pretty decent. The biggest con is transportation. You have to either walk to 96th street and Lexington or 86th street and Lexington. Sounds like no big deal, but when the weather is crumby, it can really put a damper on the day. The best pros are safety and noise. There's a 24 hour doorman and the neighborhood is fairly safe if you don't go beyond 96th street. Also, there's a street sectioned off on the south side, so there's absolutely no noise.
I would not suggest anyone live here. I moved here, because I figured Lexington Avenue and 28th street is a nice area and is closed to everything. Turns out there's two methadone clinics nearby, so the area is overflowing with homeless people harassing you for money. To top, my car got broken into on 27th street and Park Avenue between 6-7pm (broke the whole driver's side windshield). The apartment has the worst roach problem I've seen living in NYC the last seven years and I have never seen a landlord on the premise, but found out via phone this place went through two different landlords in the last year and both refused to get an exterminator for the building. I moved out four months ago and I'm still waiting to for my security deposit (which they say is being sent out every time I call them...).
